The Problem

A Crisis That’s Been Building for Decades

1 in 4

BC residents will be 65 or older by 2036

The fastest-growing demographic in the province — and the most underserved by current housing stock.

<1%

of BC's rental housing stock meets basic accessibility standards

Most homes are designed for a young, fully mobile occupant. Almost none adapt as residents age.

15,000+

BC seniors currently on waitlists for accessible or supportive housing

Demand has consistently outpaced supply for over a decade with no sign of convergence.

The market is building the wrong product — at scale — while the demographic need accelerates.

The Model

How Homeable Works

01

Acquire

We identify and purchase accessible homes within purpose-built developments — prioritizing communities where demand is demonstrably high and accessible supply is near zero.

Disciplined site selection.

02

Cluster

We group homes in close geographic proximity, creating supported, connected communities. Clustering reduces care costs, enables shared services, and builds the social infrastructure residents need.

Community by design.

03

Operate

We manage rentals, coordinate with care provider partners, and provide direct tenant support. Operations are designed for long-term stability and low turnover — both critical to sustainable returns.

Built for the long term.

04

Replicate

Once a cluster is stabilized, we apply the model to the next underserved community. Each new location benefits from the systems, partnerships, and learnings built at prior sites.

Scalable from day one.

The Opportunity

Why Now. Why Homeable.

  • Growing demand driven by demographics

BC's 65+ population is projected to grow by 65% by 2036. This is not speculative — it is a structural, irreversible demographic shift.

  • Government alignment with housing mandates

Federal and provincial accessibility housing goals create policy tailwinds. Homeable's model is designed to qualify for existing and future incentive programs.

  • Underserved market with limited competition

No institutional player has yet built a scalable accessible housing network in BC. The market is fragmented, undersupplied, and open to a well-capitalized operator.

  • ESG-aligned with measurable social impact

Homeable creates direct, trackable social outcomes: people housed with dignity, reduced care facility demand, and strengthened communities. Impact reporting is built in.

  • Scalable model, starting in Campbell River

Our flagship cluster at Sitka Landing in Campbell River proves the model. From there, expansion across BC's interior and Vancouver Island is systematic, not speculative.

Social Return

Every home placed means one less person in an institution.

Vision

Scaling the Homeable Network

A connected network of accessible housing clusters across BC — each site reinforcing the others through shared systems, care partnerships, and brand trust.

Why Homeable

We’re not building institutions. We’re building neighbourhoods where people can live fully and independently — at every stage of life.

Homeable was founded on a straightforward premise: the way we house people with disabilities, seniors, and those who need adaptable living options is broken — and market forces alone won’t fix it.

We’re building a purpose-driven, long-term operator committed to proving that dignified, community-connected accessible housing is not only possible — it’s a durable, defensible business. We invite investors who share that belief to be part of building it.
